Heavy-accumulation cleanouts in Bradenton and Lakewood Ranch typically run $3,500–$12,000 flat-rate, depending on volume, room-by-room access, and how many truckloads are involved. This is compassionate, discreet, judgment-free work — we've cleared 3-bedroom homes in ZIPs 34208 and 34211 without a neighbor ever noticing. Firm flat-rate pricing after a walkthrough, licensed and insured, and always coordinated with the family or case manager.

How We Talk About This Work

Most families reaching out don't call this "hoarding." They call it "my mom's house," "the estate," "the situation," or "the property we haven't been able to face." Whatever the phrase, the through-line is the same: a home that has quietly filled up over decades, and a family that's ready — but nervous — to bring in help.

A few things we want you to know before you call:

    • We don't shame anyone. Not the homeowner, not the family. Every accumulation story is a life story, and we treat it as such.
    • We work discreetly. Unmarked pull-in options if needed, early-morning starts, back-of-property staging in HOA neighborhoods.
    • We take direction from the family or case manager. If a therapist, social worker, or Adult Protective Services caseworker is coordinating, we plug into that team.
    • We never throw out heirlooms, documents, or cash. Every drawer, every jacket pocket, every box is checked. Photos and paperwork are set aside for the family to review.

    What Drives the Price

Heavy-accumulation cleanouts are the one job where we can't quote from photos alone. Volume compresses when it's stacked — a room that looks like "a lot" in a photo may be 4x that volume when we start pulling layers. Every quote starts with a 45-minute walkthrough of the home.

    ScopeTypical timelineFlat-rate range
    1-bedroom condo, single-layer accumulation1 day, 3-person crew$1,800 – $3,000
    2-bedroom villa, waist-high in some rooms1–2 days, 3-person crew$3,500 – $5,500
    3-bedroom home, path-only navigation2–3 days, 4-person crew$5,500 – $8,500
    3–4 bedroom + garage, heavy biohazard3–5 days, specialty subs$8,500 – $12,000+
Deceased occupant, active biohazardCase-by-case with licensed remediation partnerCustom

Numbers include labor, disposal at Lena Road Landfill, donation routing, PPE, and hauling. Biohazard remediation (bodily fluids, extensive rodent infestation, mold beyond surface) is subcontracted to a licensed IICRC-certified partner — we coordinate but don't self-perform that scope.

    What Adds to the Quote

    • Biohazard or mold — routed to licensed remediation, priced separately.
    • Heavy debris — concrete, tile, or drywall pulled during the clear. Flat $475 add-on.
    • Refrigerator or freezer with contents — the worst-case appliance job. Priced with the food-waste and refrigerant reclamation surcharge upfront.
    • Deep-cleaning add-on — floors, walls, and cabinet interiors. We partner with local Bradenton cleaning companies rather than doing this ourselves; it's a separate line item.

    What Doesn't Cost Extra

    • Working discreetly (unmarked trailer, side-yard staging)
    • Coordinating with a therapist, family, or attorney
    • Any priority ZIP — 34211, 34202, 34212, 34208, 34203, plus extended coverage in 34205, 34207, 34209, 34210
    • Weekend, evening, or split-day scheduling

The Cleanout Process, Step by Step

    1. Private phone or video call. No pressure, no in-home visit yet. We hear the situation, answer questions, and figure out who's driving the decisions (family, executor, or case manager).
    2. Walkthrough at the home. Usually with a family member present. We look room by room, note anything the family wants preserved, and get a real feel for volume.
    3. Firm flat-rate quote within 24 hours. Broken out by day and phase so the family knows what's happening when.
    4. Slow, layered clearing. We start at the entryways, work in layers, and pause frequently to show found items — photos, documents, mail, financial paperwork, medications, and anything that looks like memorabilia.
    5. Donations, disposal, and receipts. Donation-quality items go to Habitat ReStore, Goodwill, or Salvation Army. Scrap metal is recycled. Disposal receipts go to whoever is handling the estate.
    6. Final walkthrough. The family (or executor) walks the home with us before we close out. Broom-swept and photo-ready if it's headed to the market.

    Bradenton & Lakewood Ranch Realities

Heavy-accumulation cleanouts have a few local wrinkles worth knowing:

    • Lakewood Ranch HOA discretion. In Country Club, The Lake Club, and Esplanade, we schedule pre-9 AM starts and side-yard staging so nothing sits at the curb during the day.
    • Bradenton older neighborhoods. 34209 and 34205 have plenty of 60+ year-old homes with detached workshops and Florida rooms — those are usually the deepest layers.
    • Snowbird estates. Northern executors coordinating remotely is our most common scenario. We handle everything on FaceTime and send daily progress photos.
    • Manatee County recycling. Paper accumulation (magazines, catalogs, decades of mail) is separated and recycled where possible — it's often 30–40% of the load by volume.

    When To Reach Out

If you've been putting this off — even for a year, even for five — you're not alone. Most families we work with tell us the hardest part was making the first call, not the cleanout itself. Once the walkthrough happens and the flat-rate number is on the table, the whole thing becomes concrete: a start date, an end date, and a number.

Text or call (941) 302-8933 for a private conversation. If you'd rather email first, use the contact form and let us know it's a sensitive situation — we'll respond with a private phone number to reach the owner directly.

Heavy-accumulation work is part of our estate cleanouts and property cleanouts practice, and we serve the entire Bradenton and Lakewood Ranch area.
