Estate and downsizing cleanouts in Parrish and north Manatee County typically run $1,200 to $4,500 flat-rate, depending on square footage, how much is left in the home, and whether outbuildings and a garage are included. A 1,800 sq ft Parrish home cleared to broom-clean is usually $1,800–$2,800. Quotes are firm before we start, and they follow a walkthrough — not a guess.

Who Calls Us for an Estate Cleanout in 34219

North Manatee County has a particular mix: 55+ communities like Harrison Ranch and Forest Creek, long-time properties along the Fort Hamer and Old Parrish corridor, and adult children coordinating from out of state after a parent's move to assisted living or a passing.

The three scenarios we see most:

    • A home going to market. The realtor needs it empty and broom-clean by a listing date.
    • A downsizing move. Mom and Dad are moving to a two-bedroom villa and 40 years of belongings need sorting, not just hauling.
    • An out-of-state executor. Nobody local, a closing date already on the calendar, and everything has to be handled remotely.

We work all three the same way: nothing gets thrown out until a family member has signed off on it.

What an Estate Cleanout Actually Costs

    ScopeTypical Parrish jobFlat-rate range
Partial clear (a few rooms)Bedrooms + garage after family takes what it wants$900 – $1,500
    Small home / villa (under 1,400 sq ft)Full contents, broom-clean$1,200 – $2,000
    Standard home (1,400–2,200 sq ft)Full contents + garage + lanai$1,800 – $3,000
    Large home (2,200–3,500 sq ft)Full contents, garage, attic, shed$2,800 – $4,500
Multi-day / heavy accumulationLayered contents, outbuildingsQuoted after walkthrough

Pricing includes labor, loading, sorting for donation, hauling, and Manatee County disposal fees. It does not include estate sale services, appraisals, or biohazard remediation — for those we point you to partners we trust and we work around their schedule.

    What Drives the Number Up

    • Volume, not weight. A house full of paperwork and clothing costs less to clear than the same house full of solid-wood furniture.
    • Outbuildings. Sheds, workshops, and detached garages on the older Parrish lots often hold more than the house.
    • Sort intensity. "Take it all" is faster than "check every drawer." We do the drawer-by-drawer version regularly; it just takes longer.
    • Access. Second-floor loads and long carries add crew time on the older properties, though never a surcharge in newer Parrish neighborhoods.

    Our Five-Step Estate Cleanout Process

    1. Walkthrough and firm quote. In person for local families, or over FaceTime with an out-of-state executor. You get a flat number in writing, not a range.
    2. Keep list. You mark what stays — heirlooms, documents, jewelry, photographs. We photograph and tag them before anything else moves.
    3. Sort day. Every drawer, pocket, envelope, and box gets checked. Documents, medications, cash, photos, and small valuables are set aside in a labeled bin for the family.
    4. Donate, recycle, dispose. Usable furniture and household goods route to local nonprofits — you get the donation receipt. Metal goes to scrap. Only what's genuinely spent goes to Lena Road Landfill.
    5. Broom-clean handoff. Floors swept, closets empty, garage clear. Photos sent so a family member out of state can see the finished house.

    Coordinating From Out of State

This is the majority of our estate work, and it runs smoothly when three things are in place: a signed flat-rate quote, a written keep list, and someone with authority reachable by phone during the job. We send progress photos at each stage, hold anything questionable rather than tossing it, and finish with a full walkthrough video.

We regularly coordinate directly with executors, probate attorneys, realtors, and senior move managers working in Parrish, Palmetto, and Ellenton.

Donation and Disposal in North Manatee

Furniture in good condition goes to Manatee County nonprofits — Goodwill, Habitat ReStore, and the Salvation Army all take household goods. Working appliances often place too. Anything with structural damage, heavy staining, or a broken frame won't be accepted, and pretending otherwise just delays the job.

Household hazardous material — paint, pool chemicals, old pesticides, propane — goes to the Manatee County ECO Center. We can route it on your behalf for a small handling fee rather than leaving it in the garage for the next owner.
